Embassy Biome's dated commercial schedule gives three budget starting points: ₹1.81 Cr for 2 BHK, ₹2.16 Cr for 2.5 BHK and ₹2.61 Cr for 3 BHK. It separately lists EOI indications of ₹3 lakh for 2 and 2.5 BHK and ₹5 lakh for 3 BHK. Use the schedule to compare configuration bands; use a current unit-specific quotation to make a purchase decision.

The first price comparison is between complete totals. Ask for a cost sheet identifying the project, phase, tower, stack, floor, unit, configuration, area basis and validity period. Separate base value from preferred-location or floor charges, parking, club or infrastructure charges, maintenance or corpus items, taxes and all other payable amounts. A lower starting figure can become a higher total if the inclusions differ.

The second comparison is between area and layout. Match the quotation to the current unit plan and area statement, then confirm whether the stated area is carpet, built-up, saleable or another basis. Compare usable room relationships as well as the numerical total. A larger area on a different basis does not automatically mean more usable space.

The third comparison is payment timing. Read each milestone beside the event that triggers it and the corresponding cancellation or delay clause. Record the responsible payee, permitted payment channel and acknowledgement for every transfer. This shows not only how much is payable, but when and under what condition.

Voucher and EOI terms need a separate written check. Confirm eligibility, refundability, adjustment against final consideration, expiry, cancellation consequences and whether any unit is actually identified. An EOI amount alone does not establish a reserved home, fixed price or current availability.

Finally reconcile the names and revisions. If the quotation, unit plan or area statement uses a different project name, phase, unit or date, resolve the difference before relying on the total. Compare the floor plans and use the status guide for the identity check, then request current details for the exact configuration you are evaluating.
