The commercial schedule broadens the 2 BHK reference to 1330–1333 sq ft and the 3 BHK reference to 1896–1923 sq ft. These figures are useful for shortlisting, but the exact area basis and current revision belong on the issued unit record.
For a 2 BHK, trace the path from entrance to living room, kitchen and bedrooms. Ask whether visitors can reach the shared bathroom without crossing private zones, whether the utility is directly connected to the kitchen, and whether wardrobes and doors can operate without pinching circulation. The best fit is the one whose usable flow works for the household, not simply the one with the largest headline area.
For a 2.5 BHK, treat the study as a specific decision. A work room needs a usable desk wall, ventilation, power and acoustic separation; a guest space needs privacy and safe access; storage needs clear depth and circulation. Confirm what the issued plan calls the room and what its dimensions support instead of assuming that “0.5” means another bedroom.
For a 3 BHK, compare how the larger plan distributes privacy. Check which bedrooms have attached bathrooms, how far the bedrooms sit from shared living, whether the kitchen and utility route crosses entertaining space, and whether balconies serve common or private rooms. More area is valuable only when the plan converts it into useful rooms and circulation.
After the household fit test, match identity and area. The unit plan, area statement and cost sheet should carry the same project, phase, tower, stack, floor, configuration and revision. Record whether the area is carpet, built-up, saleable or another basis, and identify how balconies, utilities, walls and common areas are treated before comparing two totals.
Finish with the drawing details that affect furnishing and daily use: columns, shafts, door swings, windows, balcony thresholds, utility access and clear dimensions.
